Class Action Settlements for Renters
By Timo Bakker · July 6, 2026 · 5 min read
Renters face a specific set of class action opportunities that homeowners generally do not. If you have rented an apartment in the last 5 years, you may qualify for multiple currently-open settlements.
Categories affecting renters
- Rental application fees. Multiple large property managers have faced class actions over collecting application fees they never applied properly.
- Security deposit practices. Cases against property managers who withhold deposits without proper accounting, or delay returns beyond statutory windows.
- Junk fees on utility bills. "Facility fee," "tech fee," etc. added to rent without proper lease disclosure.
- Screening / tenant screening companies. FCRA violations by companies like TransUnion, Experian, RentPrep in tenant screening.
- RealPage antitrust cases. Ongoing cases over algorithmic rent-setting collusion.
Am I eligible?
If you rented from any large property manager (Greystar, Camden, AvalonBay, Equity Residential, etc.) in the past 5 years, you may qualify for at least one settlement.
How to file
Check the directory for rental settlements. Save lease documents and payment records for higher-tier claims.
