SELA Realty Florida Security Deposit Settlement
By the Class Action Buddy Editorial Team · Last reviewed November 3, 2026
This one is not a data breach. It is about security deposits, and it only concerns people who rented in Florida.
Gail Coleman sued SELA Realty Investments over the notice Florida law requires a landlord to send when it keeps part of a deposit. The Florida Residential Landlord Tenant Act says that if a landlord intends to make a claim against your deposit, it has to tell you by certified mail within 30 days of you moving out, and the letter has to contain specific disclosures. The suit says that did not always happen.
You are in the class if you rented from a SELA-owned or SELA-managed property in Florida between April 4, 2021 and April 4, 2025, paid a security deposit, had some part of it kept, and may not have received that certified letter.
The settlement has two halves, which is what makes it worth reading properly. There is $141,793.77 in cash payments. There is also $669,408.48 in debt relief, and for many former tenants the second number is the one that matters more. If you moved out before December 31, 2024 and still owe SELA money, the settlement can reduce that outstanding balance to zero.
A balance written off is worth more than a small check to most people in this position, and it is the part that gets overlooked.
Every deadline falls on November 22, 2026. Filing, excluding yourself and objecting all close that day.

Who Is Eligible?
You may be eligible to file a claim if you:
- You rented in Florida from a property SELA owned or managed between April 4, 2021 and April 4, 2025.
- You paid a security deposit and some of it was kept.
- You may not have received the certified letter. Florida’s Residential Landlord Tenant Act requires a landlord intending to claim against a deposit to send notice by certified mail within 30 days of move-out, carrying specific disclosures.
- Excluded: the presiding judge, Florida Appellate Court judges, their immediate families, any released party, and anyone who opts out in time.
How Much Can You Get?
Two separate pots, and the smaller headline is not the bigger benefit.
$141,793.77 in cash payments across the class.
$669,408.48 in debt relief. If you moved out before December 31, 2024 and still owe SELA money, the settlement can reduce that outstanding balance to $0. For a former tenant carrying a balance, that is worth considerably more than a share of the cash — and it is the part most people skim past.
